Lancaster Boasts Industrial Community with Sites Available for Business Development

Everyone wants to be part of the next big thing. And Lancaster, Ohio is the next big thing.

Located only 35 minutes from Downtown Columbus and connected by both a four-lane highway and a rail line, Lancaster has more than 450 acres and 350,000 square feet in building space available for industrial use. Its proximity to I-70 and I-71 brings Lancaster within a one-day drive of 60 percent of the United States' population and half of the Canadian population as well as quick access to three airports. This city has experienced significant economic success thanks to 150 local companies that are active in manufacturing, service operations, and industrial infrastructure that uses advanced technologies, state-of-the-art facilities and businesses capabilities. Located in the fifth fastest growing county in Ohio and bordering Appalachian communities with higher unemployment, it’s hard to compete with Lancaster’s access to workforce.

Lancaster is home to two robust industrial parks, a rail transload capable site and a spec building that have the utilities vital to successful site location.

All three available sites are nearing the completion of Ohio One Site Certification and come with appealing incentives to prospective business owners and developers. These sites allow for a Workforce Performance Grant that provides up to a 10-year, 50 percent income tax rebate to manufacturers. Additionally, Rock Mill, Ruble Industrial Park and 411 South Ewing are Pre-1994 Community Reinvestment areas, providing incentives for a 15-year, 100 percent real property tax abatement for improvements of more than $250,000.

The Lancaster community is a gold mine for manufacturers, supportive service providers and major employers. The region’s capabilities are second-to-none with its close proximity to Rickenbacker Global Logistics Park, its competitive edge on transportation, and its position as an energy hub of natural gas pipelines, including Rocky Mountain Express (REX), Texas Eastern (TETCO), Columbia Gas Transmission (TCO), TEPPCO Products Line, Apex Ethane Line, LEACH Express. Lancaster is a community of innovation, flexibility and support. It is the next big thing.
